How We Clean

Our goal is high-quality cleaning for your vacation rental property at every service. We know consistency is a key factor in bringing you good guest reviews and revenue.

Written procedures and checklists are the basis of our cleaning system. Our cleaners work from these to ensure a uniform result for you and your guests. CLEANING INSTRUCTIONS

Pre-inspection– When entering a unit, check washer, dryer and dishwasher first to see if appliances need to be run or loads removed. Do a walkthrough to check for damage.

Refrigerator– All food should be removed and discarded. Wipe the refrigerator and freezer to remove all food spills and food debris, including in drawers and door compartments.

Microwave- Remove tray, apply cleaner and wipe tray and all sides of inside, including the upper part, to remove all food debris. Wipe exterior.

Dishwasher– If there are dirty dishes, hand wash if possible, but if too many dishwasher can be run. If dishes in dishwasher are clean, make sure they are dry and put them in cabinets. Wipe rim of door and exterior.

Stovetop– Use only a soft blue pad or cloth to clean. Do not use strong cleaners, use Ceramabrite if needed.

Oven– Wipe out any food on bottom and on racks using just a cloth or pad wet with water. Do not run the oven cleaning cycle.

Coffeemaker-Check for coffee grounds in filter compartment. Rinse out pot and wipe machine.

Toaster– Wipe off and clean crumb tray.

Other small appliances– Check and wipe off as needed.

Sink– Spray with cleaner, scrub with a blue pad. Rinse, and make sure no debris is left in sink. Polish with dry cloth.

Countertops– Wipe to remove all debris and encrusted food, apply cleaner, scrub with blue pad, then wipe with damp cloth, polish with dry cloth.

Pantry-Check for trash and food to be discarded. Leave coffee, sugar, spices and similar.

Cabinets– Check for trash and food. Leave coffee, sugar, spices and similar. Look for any obviously dirty dishes, silverware, pans and utensils and wash them if necessary.

Trashcan– Discard trash bag, replace bag. Wipe trashcan to remove food spills.

Bathroom sinks– Scrub with blue pad removing all soap, toothpaste, hair etc, then rinse. Wipe fixtures.

Mirror– Apply glass cleaner on the mirror, especially at the bottom, and polish with a dry cloth.

Bathroom countertops -apply cleaner, scrub with blue pad, then wipe with cloth.

Toilet– spray entire toilet with cleaner and leave on for a few minutes while you do other tasks. Then wipe all surfaces of toilet starting from top to bottom. Pay special attention to seat including underneath, area between seat and tank, and bottom of toilet where it bolts to the floor. Then use toilet bowl cleaner and brush to clean the bowl.

Shower and Tub– clean with regular cleaner and blue pad. Use Soft Scrub in tub if visible soap scum and dirt remains. A magic eraser can also be used to remove dirt and marks. Use glass cleaner to clean shower door. Wipe fixtures.

Cabinets– Check cabinets for trash, wipe out as necessary.

Wastebasket– empty wastebaskets, replace with new bag.

Beds-Strip all beds. Check mattress pads, comforters, blankets, bed skirts and pillows for stains. Check under bed for trash, sweep and/or vacuum under bed. Make bed and arrange pillows.

Pullout sofa– Wipe off then remove cushions. Wipe off or vacuum area under cushions. Fold bed out, check mattress and protector for debris and stains. Vacuum floor under sofa.

Furniture– check all drawers for trash and debris, wipe out as necessary. Dust with duster, apply Pledge and polish. Apply glass cleaner to glass tabletops and polish.

Chairs– Wipe off seats and frame. Check for spills, spot clean if needed.

Decorative objects– Dust with a duster, wipe down if needed.

Decorative Mirrors- Apply glass cleaner and polish.

Washer– Check for items, remove for laundering, wipe out washer tub and exterior.

Dryer– Check for items, remove for laundering, wipe drum and exterior, clean lint filter.

Closets– Check for trash, vacuum floors, make sure pillows, blankets and other items are properly stored.

Slider glass-Apply glass cleaner to remove fingerprints and spills.

Balcony/Patio– wipe outdoor furniture including cushions. Sweep patio. Wipe up spills.

Floors– Hard surfaces should be swept, vacuumed, then mopped with a solution of hot water, ½ cup vinegar per gallon, 1 teaspoon of Dawn per gallon, and a few drops of peppermint oil.  Carpets should be vacuumed. Pay special attention to area in front of sofa (coffee table should be moved away), under dining table (chairs should be moved away), rugs and kitchen. These areas often need extra work.

Laundry– All bed linens and towels bagged and removed for laundering.

Post Inspection– After work is completed, an inspection must be done. Make sure all checklist items have been completed and that all trash and cleaning supplies have been removed. Report to supervisor that the unit has been completed. Also report any damage, missing items, items left behind by guests, maintenance issues and other items of concern encountered during the work.

We recommend to our customers that they have a Deep Cleaning performed twice a year- once during the off- season and once in early summer. Deep Cleans are necessary to keep vacation rental properties looking fresh and bright and to address cleaning issues that take more time.

DEEP CLEANING CHECKLIST

Pre-Cleaning Inspection

  • Do an initial walk-through of unit, look for damage, missing items, maintenance problems, cleaning issues. Report these before starting work and take photos if appropriate.

General Cleaning

  • Dust and polish all furniture
  • Dust wall décor
  • Dust decorative knick-knacks, wash if possible
  • Dust/wipe artificial plants, rinse off if possible
  • Dust/wipe blinds with a blind cleaning tool, dust all other window treatments
  • Dust/wipe cleaning fans with cleaning fan tool
  • Clean light fixtures and globes
  • Clean vent covers
  • Spot clean walls, light switches
  • Wipe baseboards and spot clean marks
  • Wipe doors and spot clean marks
  • Clean/polish door knobs
  • Spot clean upholstery, large rugs and carpet
  • Remove all small rugs for laundering
  • Remove linens and towels for laundering

Kitchen

  • Pull out everything from cabinets and drawers, clean shelves and inside drawers, clean fronts and backs of cabinet doors
  • Run all kitchen items through dishwasher
  • Clean stove, including burners, rings, underneath rings and knobs
  • Pull stove/oven out and clean under and behind it
  • Clean oven, remove racks and scrub. Run oven on self-cleaning cycle
  • Clean bottom over drawer and items inside
  • Clean stove hood
  • Clean microwave inside and out
  • Clean small appliances- blender, toaster, can opener, etc. Clean coffee maker and run white vinegar through it
  • Refrigerator- take out removable parts and wash them . Wipe down inside of refrigerator, including rubber seals. Pull out refrigerator and clean space. Clean exterior of refrigerator including bottom grill and rear coils
  • Scrub sink
  • Clean rubber fitting of garbage disposal. Run water into garbage disposal and turn on. Pour baking soda into garbage disposal to neutralize odors, let sit 10 min then run water
  • Scrub countertops
  • Clean inside/exterior of trash can
  • Replace all kitchen items in a neat and organized way

Living Room

  • Clean all sofas and chairs. Remove cushions if possible and vacuum debris
  • Sweep/vacuum underneath furniture
  • Fold out the pullout sofa bed, check for debris on mattress
  • Wipe/polish dining table and chairs
  • Wipe/polish all side tables, consoles, armoires, TVs, stereos, etc
  • Spot clean upholstery
  • Clean mirrors and other glass
  • Straighten books, magazines and similar items
  • Empty and wipe wastebaskets

Bathrooms

  • Clean inside and outside of toilets, including the base area
  • Check units toilet brush to see if needs to be replaced
  • Scrub sink and countertop
  • Clean mirrors
  • Scrub shower/ tub area
  • Scrub grout with brush and grout cleaner
  • Wash fabric shower curtain
  • Clean drains with a zip tool
  • Remove all items from drawers and cabinets and clean the insides and fronts
  • Clean/polish fixtures
  • Wash soap containers, dishes and similar items
  • Clean shower door glass
  • Empty and wipe wastebaskets
  • Remove rugs for laundering

Bedrooms

  • Strip beds and remove linens for laundering, including mattress pads and mattress and pillow protectors
  • Remove comforters and blankets for laundering if requested
  • Check condition of mattresses and pillows
  • Rotate and flip mattress if requested
  • Clean underneath beds
  • Dust/polish furniture-dresser, nightstands, tables, bed headboard
  • Clean lamps and light fixtures
  • Check and clean inside of all drawers
  • Clean baseboards and walls
  • Remove all items from closets, vacuum closet floor, wipe closet shelves. Replace items in neat and organized way
  • Empty and wipe wastebaskets
  • When laundry comes back, make beds with returned items

 Utility Closets

  • Remove items from closet, sweep and vacuum closet floor, wipe shelves, replace items in neat and organized way
  • Wipe down AC unit, water heater and pipes, and vents
  • Dryer- clean lint filter, vacuum lint filter space, wipe inside/exterior of dryer
  • Washer- wipe tub, wipe exterior, run cycle with water with bleach added
  • Replace AC filter
  • Empty vacuum canister after floors are done

  Floors

  • Hard floors- first sweep with broom, then vacuum, then mop with solution of hot water and white vinegar
  • Carpets, large rugs- vacuum. Spot treat as necessary

  Balcony/Patio/Porch

  • Wipe outdoor furniture
  • Clean front door and screen door
  • If sliders, clean frame and tracks
  • Sweep and shake out doormats
  • Clean grill
  • Sweep and mop floor

Final Prep

  • When laundry is returned, make beds and put in towels according to towel count
  • Put in standard amenities
  • Update reporting on any damage or maintenance issue encountered during the work
  • Make sure all trash, cleaning supplies and equipment have been removed
  • Do final walkthrough inspection
  • Make sure all lights, water, and appliances are turned off. Set thermostat at 74 degrees.
  • Make sure all doors and windows are closed and locked
  • Notify supervisor that work has been completed and property is ready for inspection.
